So, it’s January. There’s a common misconception that this is the worse time of the year to sell a property…

However, it’s a very busy time in the property market, as the New Year brings in a wave of potential buyers looking for a fresh start in 2018!

It’s no secret that a New Year is a great time for new beginnings, and what better way to do this by selling your current property and moving to a new home?

If you’ve resolved to buy a new home this year, you must, of course, sell your current property.

We’d love to share our top tips for selling your property if you are thinking of packing up and moving on to new pastures in the New Year:

Be flexible with viewings

Be willing to welcome people in over the weekend, as most people can probably only arrange mid-week viewings after work, when it’s dark outside and your property won’t be fully appreciated.

Add some cosy touches - It’s damp and miserable outside and you don’t want this to be reflected in the home you’re trying to sell – make sure your property warm and welcoming, with the fire on and candles lit.

Let there be light

Natural light can make a property feel bright and airy – if you have arranged a viewing when this cannot be taken advantage of, make sure you turn all the lights on.

Don’t underestimate the power of the exterior

Make sure gutters and windows are clean and giving the front door a fresh lick of paint can make a massive difference – you’ll be surprised at how this can increase the kerb-appeal of a property. Also, remember keep rubbish bins out of sight. Doing this will make the front of your property appear neater and remember it's the first thing a potential buyer will look at. 

The garden is just as important in Winter - Sure, your plants may be dying and your flower beds may be looking a little worse for wear, but do what you can to spruce it up a little bit. After all, a great garden is important factor for many potential buyers. Keep the bushes trimmed back and dead plant heads removed to keep it neat.
