Let’s not pretend. Being a landlord can be very stressful. In these uncertain times where inflation is sky high and the cost of living crisis is being felt up and down the country, it can be seen as a quick money-saving exercise by asking us to just find you a tenant and you’ll do the rest.

This works well for some landlords but in our experience some do struggle with it so before you make the decision to take this burden on, ask yourself the following questions:

Do I really know the legalities and regulations involved in renting my property out?

The lettings industry is incredibly heavily regulated. New laws come in annually about what you can and cannot do and often just missing something minor can have real and serious consequences further down the road for landlords. These are just some of the really important questions to ask yourself... What do I do if my tenants stop paying rent? Do I have reliable contractors I can trust? How do I serve notice if I want my property back? Do I keep myself updated with the latest changes in regulations? How do I increase the rent?

It’s nobody’s fault because landlords have their own lives and jobs to get on with and it would be difficult to find the time to keep up to speed with everything in lettings, as well as managing the tenancy day-to-day.

Do I have the time (or desire) to deal with my tenant directly?

It’s a Sunday night at 9pm. It’s been a tough week and you’ve put your feet up for a well-deserved rest and to watch your favourite TV show. Your phone rings and it’s your tenant. The boiler isn’t working.

It’s the 8th of the month and your rent was due on 1st. This is the third month in a row your tenant hasn’t paid the rent on time and you’re getting fed up of hearing their excuses.

These two scenarios are very real and do happen to landlords who manage their properties themselves. They’re also easily avoidable.
