Preparing your property for photographs

Posted on 15th April 2026

When it comes to marketing a property, first impressions matter—and in today’s digital world, those first impressions are usually made through photographs. Whether you’re a vendor selling your home or a landlord advertising a rental, preparing your property properly before a photo shoot can make a significant difference in attracting interest and achieving the best possible outcome.

One of the most important steps is de-cluttering. Clear surfaces in kitchens, bathrooms, and living areas help create a sense of space and allow potential buyers or tenants to imagine themselves living there. Personal items such as paperwork, excessive decorations, and everyday clutter should be neatly stored away.

Lighting is equally essential. Ensure that all lights are switched on, even during the day. (Cooker hood lights and lamps are often missed so don’t forget these too). This creates a warm and inviting atmosphere while reducing shadows in photographs. Open curtains and blinds to maximise natural light wherever possible.

Externally, presentation is just as important. Move cars off the driveway to showcase available parking and improve kerb appeal. A clear, unobstructed view of the property helps it stand out online.

Gardens should be well-maintained. Lawns need to be freshly cut, hedges trimmed, and any outdoor clutter removed. A tidy garden suggests that the property has been well cared for, which is reassuring to viewers.

For families, it’s especially important to tidy away children’s toys. While they’re part of everyday life, too many visible items can make rooms feel smaller and more chaotic in photos.

Ultimately, a clean, bright, and well-presented property photographs far better. Taking the time to prepare properly can lead to more viewings, stronger interest, and better results overall.
