We’re getting an increasing number of landlords contacting us recently, wanting to switch from their current agent to Venture.
We’ve often found in the past that landlords unhappy with their current agents have stayed with them as they presume it’ll be too much hassle to switch and they simply don’t have the time to do it.
It really is quite straightforward and we can do most of the work involved in the switch, liaising directly with the other agent - much like utility providers do.
What we’ll ask your agent for
We’ll need the following information from your current agent. You can make them aware of this as you’ll need to let them know we’ll be contacting them. (You should also check if you are tied into any contract with them and if there are any exit fees).
1) Tenants' contact details.
2) Copies of current tenancy agreements. (We would always recommend signing one of our tenancy agreements to ensure your tenancy is up-to-date with current legislation and compliance and nothing is missed).
3) Copies of deposit paperwork, including details of deposit amount, where it is registered and when it was registered.
4) Details of any outstanding maintenance.
5) A management set of keys.
6) Details of your management company if your property is an apartment.
7) Up-to-date EICR, gas check and EPC.
8) Details of any rent arrears currently or in the past. (Unfortunately, we do not take over management of tenancies that are currently in rent arrears or where there has been a case of regular missed or late payments from tenants, even if they are currently up-to-date with their rent).
What will happen next?
Once you’ve made contact with your current agent and advised them you are switching to Venture, you’ll be assigned your own Property Manager who will look after you and your tenant(s) throughout the tenancy.
They will contact your current agent and arrange for the transfer of tenancy, including all the information listed above. We will also contact your current tenants to make them aware and to ask them to change any standing orders for rent over to ourselves. We will, of course, keep you updated throughout.
